Facility Condition Assessment (FCA)
Reviews the physical condition of buildings and systems, including items that may be aging, broken, or in need of repair.
What is a Facility Condition Assessment?
A Facility Condition Assessment (FCA) is a comprehensive evaluation of a building's physical condition.
Think of it as a health checkup for a school building.
The assessment helps Austin ISD understand the condition of major building systems, identify maintenance and repair needs, estimate future replacement costs, and plan for long-term investments.
The goal is to answer a simple question:
What does this building need today, and what will it need in the future?
What is evaluated?
During an FCA, trained architects, engineers, and facility professionals review building systems and infrastructure, including:
- Roofs
- Heating, ventilation, and air conditioning (HVAC)
- Plumbing systems
- Electrical systems
- Building interiors
- Windows and doors
- Flooring and finishes
- Fire and life safety systems
- Site infrastructure
- Parking lots and sidewalks
- Building accessibility features
Assessments may include site visits, document reviews, interviews with facility staff, and analysis of existing maintenance data.
What information does an FCA provide?
The assessment helps the district understand:
- Which systems are functioning well
- Which systems are approaching the end of their useful life
- Where repairs or replacements may be needed
- Estimated costs for future improvements
- Facility needs across the district
This information helps district leaders make informed decisions about maintenance, renovations, and future capital investments.
Why does it matter?
School buildings are long-term investments. Many building components have predictable life cycles however they eventually require repair or replacement.
By evaluating facilities on a regular basis, the district can:
- Address issues before they become emergencies
- Reduce unexpected repair costs
- Improve safety and reliability
- Extend the life of district facilities
- Better plan for future investments
How is the information used?
Facility Condition Assessment results are one of several data sources used to develop Austin ISD's Capital Expenditure Roadmap.
The assessment does not determine which projects will move forward on its own. Instead, it provides objective information that helps the district understand facility needs and prioritize future investments.
