Let’s talk about the Anita Ferrales Coy repurposing project! First, let’s go over how we got to where we are now.
The space was originally used as a junior high school in 1916 and was home to many schools throughout the years until 2013. After evaluating the options for the site, Austin ISD decided to relocate the Alternative Learning Center to the Coy site in August 2018.
In 2023, the Austin ISD Board of Trustees approved the district entering an agreement with developer The NRP Group to deliver high quality, affordable housing for district teachers, staff, and families.
In July 2025, the Alternative Learning Center moved into a space at Mendez Middle School to make room for the upcoming construction at the site.
Now, three years after the initial agreement for the site’s repurposement, the construction process at Anita Ferrales Coy has started with the groundbreaking of the space’s new project—a school-to-housing mixed-income redevelopment!
Together, The NRP Group and Austin ISD have begun working on Phase 1 of the project which will provide 341 residences as part of the two-phase transformation.
The 18-acre site will feature two buildings with one-, two- and three bedroom residences. Fifty percent of units will be rent- and income-restricted with 10% of units dedicated to households earning up to 60% of Area Median Income and 40% of units for households earning up to 80% AMI.
The remaining 50% of units will be offered at market rates.
Austin ISD teachers will receive priority leasing through a Preferred Employer Program.
Units will have quartz countertops, stainless steel appliances, modern cabinetry and high-end finishes. The complex will feature a resort-style pool, a co-working lounge, a fitness center, a parking garage, outdoor gathering spaces, walking paths, murals and installations.
Leasing of the first units will begin in fall of 2027.

Lo que hay que saber sobre el proyecto de readaptación de Anita Ferrales Coy
¡Hablemos del proyecto de readaptación de Anita Ferrales Coy! Primero, repasemos cómo hemos llegado hasta aquí.
El espacio se utilizó originalmente como escuela secundaria en 1916 y albergó muchas escuelas a lo largo de los años hasta 2013. Tras evaluar las opciones para el sitio, el Austin ISD decidió trasladar el Centro de Aprendizaje Alternativo al sitio Coy en agosto de 2018.

El complejo contará con una piscina estilo centro turístico, una sala de trabajo compartido, un gimnasio, un estacionamiento, espacios de reunión al aire libre, senderos para caminar, murales e instalaciones.
El arrendamiento de las primeras unidades comenzará en otoño de 2027.
